Design Stages

When an owner approaches the ecoinch team, one of the first things they get is an early stage feasibility analysis of their project’s success. This sets realistic expectations for the design and implementation of strategies. A vacant plot or a raw building offers more possibilities than a previously existing building or a semi-furnished apartment. Taking the project through the design process requires an understanding of the people who would be using the space.

Stage 1 (Feasibility): Preparing a client brief or Feasibility stage, as it’s called, is often provided as an initial free consultation to owners who wish to describe their project in detail to the designers. The brief is then frozen and designers get to work.

Stage 2 (Concept): In the Concept stage layout planning starts. This often requires an in-depth knowledge of the local building bye-laws, building restrictions, national and international building codes and standards. The first lines are drawn, and the blueprint begins to emerge. Design options are created. All along, the team is guided by the client’s vision and brief for their project.

Stage 3 (Development): In the third stage known as the Development stage, the selected design option is developed in further detail and three dimensional (3D) images of the space are created. Here the true expertise of the team comes into play. Through a scientific system of analyses, a series of tests are conducted to detail each space to receive the best lighting, sounds, and thermal comfort. One can say that this is where ecoinch is different from other designers. Building science at its best. This is the penultimate stage where the design is completed and the drawings are ready for production. A preliminary costing is prepared as well to distribute the budget under its respective heads.

Stage 4 (Technical): The last stage of planning known as the Technical stage is where the contractor-ready drawings are created along with all the details. Costing is refined. The vast network of vendors and an in-depth market knowledge allows ecoinch to include better pricing on products and source items that may be impossible for an individual to even find in the market. Armed with the drawings and costing, one is ready to proceed to the execution of their dream home.

Execution Stages

Stage 1 (Site Mobilization): The site is mobilized by making adequate arrangements for electricity, water and other basic necessities such as safe drinking water and shelter for the workforce who will be operating out of the site for the next few weeks or months. This may require obtaining requisite permissions from relevant authorities, constructing a site office, establishing back-up power and so on. The project execution planning takes place during this stage and sub-contractors are on-boarded based on their expertise in carrying out specific tasks for the project. A reporting structure is created for documentation flow and progress reporting, which is maintained throughout the project lifecycle.

Stage 2 (Civil, Electrical, Plumbing Mobilization): Markings are done on site to accurately match the architectural drawings and to report any mismatch to the project planning team for corrections. Clearance of any unwanted structures or demolition activities, whether it be for breaking the old floor tiles or any partition walls or opening of new windows, etc. all take place at this stage. Along with the civil, electrical mobilization also happens at this stage, wherein electrical conduiting is planned on site as per drawings. Chasing of walls and laying of pipes starts. Similar is the case with any civil work related to plumbing.

Stage 3 (New Construction & Furniture Order): New partition walls, whether of brick or block: they are planned and constructed at this stage. Any reinforced concrete work is also completed. Once the structure is set, additional electrical chasing or plumbing requirements are worked on. Any new door or window frames are put in place. Bathroom and kitchen waterproofing is completed at this stage as well. All new civil elements including plastering of wall, etc. should be completed by the end of this stage. Measurements for wood work are taken and sent to the workshop for start of manufacturing as per technical drawings. This includes modular wardrobes, kitchen, TV unit, crockery cabinet, storages, etc. as per design. Furniture orders are placed as well for direct procurement or to workshop for manufacturing. This includes beds, sofas, dining table, study table, chairs, sofa cum bed, etc. as per design.

Stage 4 (High altitude works): Starting from the ceiling, any works related to false ceiling start at this stage to accommodate the basic structure and boards, etc. If ducted air-conditioning is to be installed, then AHU connections and installation of ducting is done at this stage. Fire sprinkler pipes, any ceiling mounted electrical conduiting, etc. are installed here. All the works requiring the use of scaffolding and ladders is preferably completed before new flooring is installed. This prevents any damage to the floor at a later date. Pest control works are carried out at this stage.

Stage 5 (Flooring & Tiling): New flooring is installed at this stage, whether granite, marble or tiles. Skirting is done alongside and slopes are checked for water drainage. Different areas may have different types of flooring, which will need to be installed at this stage, except wooden flooring, for which only base preparation is done. Wall tiling in bathrooms, kitchen and floor tiling in terraces, open areas, and balconies is also completed at this stage.

Stage 6 (Electrical, Plumbing & Woodwork): Electrical wiring and switches, home automation sensors and display panels are installed. LAN cabling and wi-fi systems are put in place. Plumbing fixtures such as the water closet (WC), hand wash basin, showerhead, taps and other chromium plated (CP) fittings are installed. Bathroom vanities and steam panels, etc. are all installed. Geysers, kitchen chimney, hob and sink are also put in place at this stage. The finished doors, windows and other wooden works are also done at this stage. This includes carpentry works such as any decorative items, custom built wood work is executed on site.

Stage 7 (Finishing & Lighting): Woodwork is completed at this stage, balance any small works remaining. Painting completed for all surfaces such as walls, ceilings, doors, windows, other wooden and metal items as per design in specified colour and finish. Mounting of LED lights and luminaires, making final connections for home automation and installation of modular switchgear is completed at this stage. Any specialty electrical items such as solar panels, inverters, etc. are installed. Wall finishes such as wooden panelling, wall papers, textured paint, etc. are all done and finished.

Stage 8 (Furniture & Cleaning): Delivery and installation of wood work and furniture from the workshop happens at this stage. Commissioning of electrical, air-conditioning, home automation and plumbing works is carried out. Final coat of paint is done for any touch-ups. Micro cleaning of the site is done at this stage in several layers. Signage (if any) is installed and pest control is again carried out. Post final inspection by customer and ecoinch team, site is handed over.

Stage 9 (Customer Support): As the end users occupy their new space, they may want the space to also respond to their individual needs. For instance, adjusting the air-flow of the AC ducts, installation of any user specific electrical items or adjustments in the home automation modes of their spaces, including temperature set points and lighting modes. A month-long support period is provided to make the space comfortable and adjusted to individual needs. All items carry manufacturers’ warranty, which ranges from one to ten years depending on the product. Ecoinch will provide a user manual with contact details of all such items along with their customer support numbers in case of any requirements.
