What Is It

Introduction

CASBEE, which stands for Comprehensive Assessment System for Building Environmental Efficiency, is a green building rating system developed in Japan. It evaluates the environmental performance and sustainability of buildings based on a wide range of criteria. CASBEE takes into account not only the energy and resource efficiency of buildings but also their impact on the local and global environment, as well as their contribution to the well-being of occupants.

The objective of the CASBEE rating system is to promote the development of sustainable buildings and encourage the adoption of environmentally friendly practices in the construction industry. It aims to assess and improve the environmental performance of buildings throughout their lifecycle, including design, construction, operation, and demolition.

CASBEE evaluates buildings based on multiple categories, including energy efficiency, resource conservation, indoor environmental quality, site and location, and the use of environmentally friendly materials. The system uses a points-based scoring method to assess and rate the sustainability of buildings, providing a benchmark for performance and facilitating comparison between different projects.

One of the unique aspects of CASBEE is its consideration of the regional and climatic context. It takes into account the specific environmental characteristics of the location where the building is situated, ensuring that the assessment is relevant and tailored to the local context.

The CASBEE rating system serves as a valuable tool for architects, developers, and building owners to evaluate and improve the environmental performance of their projects. It provides guidance and incentives to promote energy and resource efficiency, reduce environmental impact, enhance occupant comfort and well-being, and contribute to the overall sustainability of the built environment.

Criteria and Certification Levels

The CASBEE rating system is based on five main criteria:

  • Ecology: This area assesses the building’s impact on the environment, such as its energy use, water use, and waste generation.
  • Human environment: This area assesses the building’s impact on human health and well-being, such as its indoor air quality, daylighting, and thermal comfort.
  • Economic efficiency: This area assesses the building’s economic performance, such as its construction costs, operating costs, and resale value.
  • Operation and management: This area assesses the building’s operation and management practices, such as its energy use, water use, and waste management.
  • Community and society: This area assesses the building’s impact on the local community and society, such as its use of local materials, its contribution to job creation, and its accessibility to people with disabilities.

Certification Levels:
CASBEE provides certification levels based on the total score achieved by a building. The certification levels are as follows:

S: Highest level of performance and sustainability.
A: Excellent performance with a significant contribution to sustainability.
B+: Very good performance with a high level of sustainability.
B: Good performance with a moderate level of sustainability.
C: Average performance with a basic level of sustainability.
D: Poor performance with minimal sustainability aspects.
E: Buildings that do not meet the minimum requirements.

The certification levels help stakeholders, including building owners, developers, and occupants, to understand the environmental performance of a building and its contribution to sustainability. They provide recognition and incentives for buildings that achieve higher levels of environmental performance according to the CASBEE criteria.
